In our real estate practice, we use several different legal tools to protect our client’s interests and to preserve their rights. Our services include representing parties in real estate purchases, sales, leases and loans. We negotiate and draft contracts and other instruments to achieve this. These include purchase agreements, leases, escrow instructions, financing documentation, liens, loan modifications, workout agreements, and construction contracts. We represent parties in both residential and commercial real estate transactions. Our clients include homeowners, business owners, real estate brokers, construction companies, lenders, apartment owners, commercial landlords and tenants and builders.
If a dispute arises, sometimes a forceful, persuasive letter is all that is needed to curtail an abuse or achieve a resolution. If something more is required, we employ mediation, arbitration and lawsuits (litigation) to achieve a solution to the problem. We view litigation as a last resort, however.
When litigation becomes necessary, we have extensive experience representing homeowners, sellers, buyers, contractors, commercial and retail tenants and landlords in both the prosecution and defense of claims.
Real estate and real estate lending have been dramatically affected by the recession. The rules have changed in many areas, creating solutions that were previously unavailable. J. Eric LeVine is both an attorney and a real estate broker. Clients who have problem loans have several ways to resolve this dilemma. The fact that our firm represents parties in bankruptcy adds more reason for lenders to negotiate a modification.
